In a cash-out refinance, you get a new loan to replace your mortgage, but instead of borrowing the same amount you currently owe, you borrow more. Let’s say your home is worth $240,000 and you owe $120,000 on your mortgage. If you did a cash-out refinance, you could get a new loan for $192,000. After paying off your $120,000 mortgage, you would have $72,000 to put toward home improvements (or any other purpose, such as sending your child to college).
To make sure you are getting the best deal, comparison shop with several lenders, including your mortgage servicer. Requesting a pre-approval or applying for several remodeling loans won’t damage your credit—McBride says the credit bureaus lump similar applications into one inquiry – but it will help you to find the lowest interest rate and the best terms.

To possibly have the quickest impact on your home's resale value, replace overgrown bushes with low, uncluttered plantings. In the backyard, add a simple patio made of pavers, a fire pit or a fountain fashioned out of rocks or pottery. Choose evergreen, perennial plants as the primary elements in your garden. These are low maintenance, and in the winter your home will show better with full bushes instead of twigs. On the other hand, if you live in a warm climate, build an outdoor living space with gravel, pavers, umbrellas and plush patio furniture.

There is a catch, however. Unlike other lenders like SoFi or Marcus, LightStream does not offer pre-qualification. Great tips. At the onset of explaining various causes of a squeak, Tom Silva says it can be alignment, either of the door-to-hinge, or hinge-to-hinge. Hmm, seems to me those two scenarios different than the case in the vid, that being singular hinge with the barrels out of alignment. So, the vid shows a great solution to fixing out of alignment barrels, but what about fixing doors with hinges out of alignment from each other, or hinges out of alighment on the door? How do you make that determinations, and what is the solution? thx


• Your house payment alone (including principal, interest, taxes, and insurance) should be no more than 28 percent of your gross monthly income. The maximum debt-to-income ratio rises to 42 percent on second mortgages. Some lenders go even higher, though fees and rates get expensive — as will your monthly payment. However, a debt-to-income ratio of 38 percent probably is the highest you should consider carrying.
It’s hard to imagine a scenario in which it makes sense to pay 30% interest to make a home improvement. But if you’re desperate, a peer-to-peer loan with a high interest rate can be a better option than charging the expense to a credit card with a high interest rate because you’ll be forced to repay the peer-to-peer loan within a few years, unlike a credit card balance, which you can drag out and pay interest on forever.
