I'd also take into consideration which projects will boost property value; those would probably be the best to finance. First of all, if anything is broken— roof needs replaced, HVAC systems need to be upgraded— that would be first on the list. There are also a million articles on which "upgrades" make the biggest difference in property value and while I'm not a real estate person I tend to think things like bathroom updates, kitchen updates, and finishing unfinished space like bedrooms and attics would be high up on that list. Building major landscaping structures probably isn't, and I wouldn't recommend financing to, say, put in a pool.

HELOCs have two phases. During the draw period, you use the line of credit all you want, and your minimum payment may cover just the interest due. But eventually (usually after 10 years), the HELOC draw period ends, and your loan enters the repayment phase. At this point, you can no longer draw funds and the loan becomes fully amortized for its remaining years.
If you’re planning to refinance, a remodeling loan may make it more difficult. When you refinance, the lender holding your home improvement loan must agree to "resubordinate" the loan, or “agree to sign off and say they’ll stay second in line,” McBride said. While this is often a formality, he said, if you are in default on your home improvement loan, “the lender may use it as leverage.”
Doing a cash-out refinance means it will take you longer to pay off your home, but it also gives you access to the lowest possible borrowing rates to pay for home improvements. Lenders typically require homeowners to retain some equity after the cash-out refinance, commonly 20%, so you’ll need to have plenty of equity if you want to pursue this option. That low interest rate has a price, however. There might be hefty closing costs and more application hoops to jump through because these loans, like applying for a mortgage, put your property up for collateral. You'll also need to have enough equity in your home to qualify. For example, if your home is appraised at $200,000 and your mortgage is currently $150,000, you have $50,000 in equity that could be tapped. To reduce risk, lenders usually limit the amount of loans you can have on your home to about 85 percent of your home's value. So in this example, 85% of $200,000 is $170,000; after subtracting the current mortgage amount of $150,000, you're left with $20,000 you could qualify for.
Almost all credit lines have variable interest rates, and if the rate is raised, it can be applied to your existing balance — something credit card companies are not allowed to do. So be sure to check the lender’s offer to see how often, and by how much, it can raise your rate. If you’re not careful, a once-affordable loan balance could become hard to repay.

I removed it all & just deal with the leaves 3x’s each fall.Got ranch home with easy access to the gutters - get the micro mesh. Easier to clean that than clean gunk out of the gutter.hire a young buck to climb a ladder. A whole lot cheaper.
